An Annapolis couple says their real estate agent knew their future home was infested with snakes but sold it to them anyway.

The Capital Gazette reports that Jeff and Jody Brooks filed a $2 million lawsuit two weeks ago. They say their family was driven out because the home was crawling with snakes.

The Brookses purchased the house in December. They seek more than four times the home’s price in their lawsuit against real estate agent Barbara Van Horn, Champion Realty and ex-homeowner Joan Broseker.

The Brookses say exterminators found black rat snakes, snakeskins, dens, tunnels and feces.

The lawsuit says a snake inspector determined the house was infested and unsafe for children.

Van Horn declined to comment to the newspaper. An attorney for Van Horn and Champion Realty says the company doesn’t comment on ongoing litigation. provides commenting to allow for constructive discussion on the stories we cover.
